Aggregate Studio works with community-based developers, especially in the context of Missing Middle housing. Our mission is to provide dignified housing at all scales, with special attention to the Missing Middle level needed in so many cities throughout the country. Our engaged design process focuses on empathy, mutual respect, and collaboration, working as a design partner and guide to deliver projects with an experienced understanding of zoning, pro forma considerations, and delivery timelines, creating high-impact projects.

We are an Approved Architect for Chicago’s Neighborhood Opportunity Fund (NOF). The NOF provides capital development grants up to $250,000 for small business and cultural projects located along Chicago’s West, Southwest, and South Side commercial corridors.

Aggregate delivers responsible, high-value outcomes through effective budget management, informed material selection, and a deep knowledge of code and zoning policy. The firm ensures funding goes further and projects move faster without compromising quality.

We review zoning and what can be done on site, where we can maximize opportunities, and design with the neighborhood in mind to design a project that delivers value beyond the pro forma.

Our experience lies in housing, especially at scales that typically don’t pencil out – the Missing Middle. Our knowledge of housing and research into code optimizations and single-stair solutions allows us to help bring this scale of project to life.

With our housing background on projects large and small, we’re able to work with the entire project team to meet Pro forma requirements. We’re also experienced with projects involving multiple-layer capital stacks, including those with governmental or third-party review.

We are experienced with many regulatory requirements for housing and civic projects working with government entities such as Chicago Department of Housing, Chicago Department of Planning and Development, and HUD, and their requirements depending on the funding sources. We understand government review processes, and are experienced with guiding projects through the permitting process. 

Aggregate is proud to be a signatory of AIA’s 2030 Commitment working to reduce emissions in our work to help alleviate the ongoing climate crisis. As such we always search for ways to help save energy costs, reduce harmful materials, and work to create environmentally friendly housing and civic projects. We are experienced with projects seeking LEED, Enterprise Green Communities, and NGBS certifications.
